The foregoing property is restricted to single-family, residential use only. The foregoing restrictions shall be binding on the purchaser, his or its heirs, successors and assigns and the same shall run with the property, included any portion subdivided from the twenty-three acres for a period of fifteen (15) years. No commercial activity is permitted on the foregoing property, including but not limited to no mining or mineral extraction and no solar or wind uses. No manufactured homes are permitted on the foregoing property. If the forgoing property is subdivided, individual lots shall be not less than two acres in size and all lots subdivided from the foregoing property shall be subject to the foregoing restrictions. Any dwellings constructed on the property shall have at least 1500 square feet of heated area, exclusive of porches, carports, garages, and storage areas.
