20.35+/- acres (gross) of commercial land located on the southbound side of Hwy 321 (York Hwy) at the state line with 16.47+/- net acres. 8.47+/- net acres are in Gaston County, NC (parcel# 147878) and 8+/- net acres are in York Co, SC (tax parcel# 3730000006). This is one tract of land but because it is in both counties, each county collects their respective taxes. The Gaston Co, NC side is zoned C-2 Highway Commercial and within the “opportunity zone”. The York Co, SC side is zoned UD (Urban Development). See document section for more details on zoning. The the timber on the property around 2014, much of the brush cleared away in recent years. A significant amount of the land is at or close to road level. Water is available on both the NC and SC side. Sewer is available on NC side but will require a lift station or pressurized system (see document section for sewer map). Tax value that is shown is the combination of both counties.
